We’ll review a handy visual guide that breaks down the key deadlines, what happens if you miss them, and how to stay on track.
We’ll also touch on Section 37 of the Condominium Act, which outlines directors’ duty to act honestly, in good faith, and in the best interests of the corporation. Understanding this fundamental responsibility is key to making informed decisions and fulfilling your role effectively.

Patricia Elia, B.Comm., LL.B, Elia Associates Condominium Lawyers
As a condominium and corporate lawyer, Patricia’s practice of 28 years encompasses all aspects of corporate work for condominiums including policy creation, rules drafting, contract review and negotiation, condominium lending, shared facilities agreement rewrites, Tarion claims, construction deficiency claims, termination of agreements under the Act, addressing first year operational issues, breaches of contract by suppliers, termination of employees and suppliers, declaration amendments, communication strategies, chairing of meetings and litigation support.
She understands what it is like to be a director of Condominium Corporation because she has been one for approximately 20 years for both a multi-storey and townhouse complexes. Patricia adds value via her experience and works with her board members to effect smooth and cost-effective operations.
Patricia is and continues to be an active speaker, writer and participant in the condominium industry. Currently, she is working on a variety of industry related programs and committees with a view to facilitating awareness and knowledge for unit owners, directors, property managers and condominium communities as a whole. With over seven years of experience in the Ottawa condominium industry, Lisa Callahan is a seasoned professional specializing in ensuring compliance with the regulatory requirements set out by the Condominium Act of Ontario, 1998, and the Condominium Authority of Ontario (CAO). As a Resource and Compliance Manager, Lisa oversees the compliance of more than 400 condominium corporations and joint-use associations in the Ottawa area, working diligently to meet critical deadlines and maintain high standards of governance.
Lisa is responsible for ensuring that the mandatory compliance requirements, such as Annual General Meetings and their associated notices, Periodic Information Certificates, Information Certificate Updates, Annual Returns, Notice of Changes, Special Notice of Changes, and Special Owner's Meetings are met with precision.
A passionate advocate for education within the condominium community, Lisa is dedicated to keeping her team informed about changes to the Condominium Act and CAO Director Training requirements. She firmly believes in the importance of all board members completing their mandated training, and that they, and their property managers, understand the repercussions of failing to do so.
